Overview
The following changes have been made to the Appraisal Center in 6.0.1000:
- oPOS users can now indicate whether or not an appraisal order is necessary for a particular loan
- the fields that appear in the Appraisal Center have been modified for easier use
Ordering an Appraisal
The “Order New Appraisal” window asks the user to provide information about the appraisal and how it will be paid for. The window contains the following sections:
- Appraisal Property and Products
- Enter Payment Information
- Who Should the Appraiser Contact
Appraisal Property and Products
This section collects the following information about the seller and the appraisal product:
- FHA Case Number - Federal Housing Administration Case Number (if applicable)
- Seller Name* - seller of the subject property
- Seller Type* - seller categorization (individual, company, Trust, etc.)
- Appraisal Products - appraisal type and cost
Enter Payment Information
This section collects the following information about how the payor will pay for the appraisal fee:
- Paid By – the party that will pay the appraisal fee
- Payment Method* – the method by which the payor will pay the appraisal fee
- Payment Method Info – account/card type and number
- Billing Address
Who Should the Appraiser Contact
This section asks the user to provide contact information for the person(s) that the appraiser can reach out to in order to set up the appraisal. The section contains the following fields:
- Preferred Contact - party that should be contacted by the appraiser
- First Name - first name of the preferred contact
- Last Name - last name of the preferred contact
- Email - email address of the preferred contact
- Preferred Phone - preferred phone number of the preferred contact
Click Add Additional Contacts to add multiple contacts. The user can add up to 7 contacts.
Once the user has completed the required fields, clicking Order Appraisal displays a message confirming that the appraisal has been ordered successfully.

Use Case #1: Conventional Loan (Full Appraisal Needed = YES)
Pre-requisites

-Mercury = active (Vendor Manager->Appraisal)
-Max additional contacts = 5 (Vendor Manager->Appraisal->Mercury->Product Settings
- Start loan in oPOS
- Complete Personal Tab

Go to Property tab and input following data within Seller Info

- Go to Agent Info section and fill out data for Buyers Agent and Sellers Agent
- Complete remaining 6 pieces and received green checkmarks on all tabs
- Navigate to Loan Participants page
- VERIFY:

- Seller Info (section) displays the following data information and read-only.
- Seller Type: Company or Trust
- Seller Name: Berkshire Hathaway Properties • Contact Name: Warren Hathaway • Contact Phone: (888) 888-8888 • Contact Email: contact@BerkshireHathaway.com
- The email address of the seller info is clickable (launches default email software: ex Outlook)
- Buyers Agent (same contact information entered from Property tab appears)
- Sellers Agent (same contact information entered from Property tab appears)

- Complete Shop for Rates (Select a govy (FHA Streamline, USDA Streamline, or IRRRL) loan product that contains the text 'without Appraisal')
- Complete AUS
- Navigate to Property Page
- Click on Additional Property Details
- VERIFY:
- 'Full Appraisal needed for this loan?' is defaulted to YES, and is (above) the Property Inspection Waiver (PIW) field.
- 'Full Appraisal needed for this loan?' option fields only has 2 options: Yes, and No
- Update 'Full Appraisal needed for this loan?' field to No
(Note this will set a flag to hide Appraisal Order task in cPOS) - VERIFY 'Property Inspection Waiver' (field) will show "No" (disabled, unselectable)
- Navigate back to property tab and update Seller Info data
- Seller Name: Warren Hathaway Properties • Contact Name: Berkshire Hathaway • Contact Phone: (888) 888-7777 • Contact Email: Warren@BerkshireHathaway.com
- VERIFY Seller information got updated to:
- Navigate back to property tab and update Seller Info data

- Go to Loan Participant (flyout) from the mega menu
- VERIFY Seller information got updated to Navigate back to property tab and update Seller Info data
- Seller Name: Warren Hathaway Properties • Contact Name: Berkshire Hathaway • Contact Phone: (888) 888-7777 • Contact Email: Warren@BerkshireHathaway.com
- Add new Contact for 'Property Management' (enter all fields)
- Navigate to Loan Details and Request Disclosures
- VERIFY
- Borrower receives Email from Docutech to eSign Initial Disclosures
- Once the final modal for disclosures request appears, navigate to the property tab
- Complete the eSign experience within the cPOS (iframed)
- VERIFY Order Appraisal (Mercury) task does not appear after Initial Disclosures have been signed and completed.
- Borrower logs out of cPOS
- Log back into LC
- Select 'Appraisal Center' from the mega menu
- VERIFY
- 'Full Appraisal needed for this loan?' is defaulted to NO.
- Property Inspection Waiver' field is disabled and set to "No"
- Scenario: :Lender sends a Condition back to the LO informing the user that a Full Appraisal is NEEDED.
Change 'Full Appraisal needed for this loan?' set it to "Yes" - Borrower logs in to portal
- VERIFY Order Appraisal (Mercury) task appears.
