The stepper navigation bar is the primary way that users can navigate through the sections of Cloudvirga's Third Party Originator (TPO). The tabs contained within this bar adapt dynamically to the selected product and the current loan status in order to guide the user through the various stages of the loan process, from beginning a new application to requesting closing documents.

Overview
Each tab in the navigation bar represents a different stage of the loan process. Clicking on any of these tabs will direct the user to the corresponding section

At each stage of the loan process, certain tabs in the navigation bar are inaccessible, which helps to ensure that each step is completed in the proper order. Enabled tabs appear with a lite-grey background, while disabled tabs are greyed out.

The following reference guide provides an overview of the stepper navigation bar as it adapts throughout the workflow of the loan process.
Note: this guide describes the default settings for these tabs. However, the navigation bar can be configured to behave differently in order to optimize your organization's workflow. Refer to this article to learn more about customizing the navigation bar. |
Pre-Line of Demarcation
New Loan

When a new loan has been created and a loan product has not been selected, the following tabs are enabled:
- Loan Details - this tab provides a comprehensive summary of the loan information. Here, users can calculate taxes and fees and select a mortgage insurance provider.
- Application - this tab represents the 1003, where the Personal, Property, Income, Assets, Demographics, Declarations, and Credit portions of the loan application can be modified.
- Pricing - the Pricing tab allows users to shop for rates and select a loan product. If the Loan Officer selects a government loan such as FHA, USDA, and VA loan, another new tab appears appears after the pricing tab:
- Fees - this tab allows users to add or edit fees after a loan product has been selected
- Needs List - this tab contains a list of automatically generated tasks that need to be completed by the borrower. Here, users can upload required documents for the borrower, including bank statements, paystubs, and their W-2. Users can also use this page to request specific documents from the borrower.
Loan Product Selected
After a Loan Product has been selected, the following tabs are enabled:
- AUS - this tab allows users to run dual AUS using Fannie Mae's DU and Freddie Mac's LPA
- Disclosures - this tab allows users to request initial disclosures and send them to the borrower
- Submit - this tab represents the stage where the completed loan application is submitted to the lender

Post-Line of Demarcation
After initial disclosures have been requested and the loan data has been sent to the lender's LOS, the loan moves into the post-line of demarcation stage. This means that users can no longer modify the loan application because the lender's LOS is now functioning as the system of record for the loan. At this point, modifications to the loan application can be requested by selecting Request Changes on the disclosure status message bar.
Appraisal
The Appraisal tab allows users to order an appraisal for the subject property. By default, this tab is enabled after the borrower has e-signed the Initial Disclosure package and the Intent to Proceed (ITP) date is received. However, if the user indicates on the Fees tab that the appraisal fee will be paid by the Broker, the Appraisal tab will be enabled regardless of the status of the disclosure package and ITP date.
Conditions
When the submitted loan is accepted by the lender, the following tabs are enabled:
- Conditions - this tab contains any tasks that the lender is requiring of the broker, such as requests for additional documentation. If necessary, these conditions can be converted into a Needs List item to be provided by the borrower.
- Request ICD - use this tab to request an initial closing disclosure
- Closing Docs - this tab allows users to complete closing documentation on the loan
Request ICD
The following tasks must be completed before an initial closing disclosure can be requested:
- Lock Interest Rate - if the loan is still floating, it must be locked at this point
- Order Appraisal - an appraisal can be ordered in the Appraisal tab. The appraisal report can be uploaded later in the Closing Docs tab
- Upload Invoices - i.e. Appraisal Fee or Credit Report
- Provide Closing Information - include non-borrowing spouses and other non-borrowers who will be included in Title Vesting
- Provide Loan Participant Contact Information - contact information for Settlement Agent, Insurance, Lawyers, Seller and Realtor
- Confirm Estimated Closing Date - confirm estimated closing date with lender
Closing Docs
The following tasks must be completed before closing documents can be requested:
- Lock Interest Rate - if the loan is still floating, it must be locked at this point
- Upload Invoices - i.e. Appraisal Fee or Credit Report
- Resolve Conditions - all Conditions set by the lender must be met
- Provide Closing Information - include non-borrowing spouses and other non-borrowers who will be included in Title Vesting
- Provide Loan Participant Contact Information - contact information for Settlement Agent, Insurance, Lawyers, Seller and Realtor
- Confirm Estimated Closing Date - confirm estimated closing date with lender
Cancelled/Adversed Loan
If the loan is Cancelled or Adversed, all of the tabs will become inaccessible except for Loan Details, which will display a summary of the loan information
