Overview
Release 6.1.1000 provides additional configuration support for adjusting the loan application date in oPOS (TPO) when wholesale disclosures have been issued outside the Cloudvirga platform or when the loan has a particular lock status
The following configurations have been added to General Settings in iMP System Admin:
- Display Question 'Have wholesale disclosures been Issued?' on import - when this configuration is enabled, users will be asked whether wholesale disclosures have been created before importing an FNM 3.2/MISMO 3.4 file to create a new loan and before requesting initial disclosures
- TPO Application Date Update - this configuration allows Admin users to set limits on how many business days in the past the application date can be set to when adjusting the loan application date
- TPO Lock Status to Disable - this configuration allows Admin users to prevent TPO users from adjusting the loan application date when certain lock statuses are in place
This feature makes it easier for users to indicate when disclosures have been issued outside the system and gives Admin users greater control over how the loan application date can be set.
Note: TPO users must have the existing privilege "Edit Loan Application Date" enabled to use the functionality described in this article. |
New Configuration - Have Wholesale Disclosures Been Issued?
This new configuration allows users to indicate that wholesale disclosures have been issued outside the Cloudvirga system. This is important for several reasons. First, it will give users the ability to provide the proper application date on a loan that has already been disclosed. Second, it will allow TPO users to complete tasks that ordinarily require disclosures to be requested.
Configuration Details
Location: iMP System Admin > General Settings > General Settings
Name: Display question "Have wholesale disclosures been Issued?" on import
Values:
True: [enabled]
False: [disabled]
Description: When this configuration is enabled, the question "Have wholesale disclosures been issued" will appear in the following places in oPOS (TPO):
- the Loan Import window (FNM 3.2/MISMO 3.4)
- the "Disclosures" page
Functionality - Loan Import
When this configuration is enabled, the loan import window will include the question "Have wholesale disclosures been issued?" Use the provided radio buttons to indicate whether disclosures have already been issued on the imported loan.

Functionality - Disclosures
When this configuration is enabled, the "Disclosures" page will include the question "Have wholesale disclosures been issued?"
If Yes is selected, an additional field will appear that prompts you provide the ITP date. The Request Disclosures button will also become disabled.

New Configuration - TPO Application Date Update
This new configuration allows Admin users to set limits on the dates that can be entered when setting the application date on an imported loan. Setting these limits allows users to ensure that imported loans remain compliant with lending regulations and any other unique business needs of your organization.
Configuration Details
Location: iMP System Admin > General Settings > General Settings
Name: TPO Application Date Update
Values: this configuration includes two numerical values contained in brackets {X,Y}
- The first number in the brackets {X} represents the maximum number of business days in the past that the application date can be set to when the user indicates that wholesale disclosures have already been issued
- The second number in the brackets {Y} represents the maximum number of business days in the past that the application date can be set to when the user indicates that wholesale disclosures have not already been issued
Description: This configuration allows users to modify the rules for setting an application date when creating a new loan via import. With this configuration, users can change the maximum number of days in the past that a loan application date can be set for when external disclosures have or haven't been issued on an imported loan.
Default Value: default values vary by client
Functionality - Loan Import
This configuration determines which date values can be entered in the Application Date field in the Import Loan modal window depending on the answers provided to the previous questions.
The Application Date field will only appear when the user indicates that six pieces of information have been collected on the imported loan.
If wholesale disclosures have been issued (Yes), the application date can be set up to a maximum number of business days equal to the first number {X} indicated in the above configuration.
If wholesale disclosures have not been issued (No), the application date can be set up to a maximum number of business days equal to the second number {Y} indicated in the above configuration.
If the entered date exceeds the allowable number of days based upon the configuration, an error message will appear.

New Configuration - TPO Lock Status to Disable
This new configuration allows Admin users to select specific lock statuses that will prevent TPO users from adjusting the loan application date. This helps to ensure that the loan application date is not changed at certain points when it should not be modified.
Configuration Details
Location: iMP System Admin > General Settings > General Settings
Name: TPO Lock Status to disable
Values: this configuration includes five selectable lock status checkboxes (select all that apply):
- Not Locked - the loan application date cannot be changed when there is no lock placed on the loan
- Lock Requested - the loan application date cannot be changed after a lock has been requested until it has been approved or denied
- Locked - the loan application date cannot be changed when the loan has an active lock
- Lock Denied - the loan application date cannot be changed after a lock has been denied
- Lock Cancelled - the loan application date cannot be changed after a lock has been cancelled
Description: This configuration allows Admin users to prevent users from adjusting the loan application date when the loan has a particular lock status.
Default Value: Lock Requested, Locked, Lock Cancelled
Functionality - Contextual Bar
This new configuration affects the existing functionality for adjusting the loan application date in the contextual bar. Users will no longer be able to edit the application date here when the current lock status matches any of the configured statuses above.
The dates that can be entered when editing the loan application date in the contextual bar are also determined by the loan date limits set by the configuration above. If the entered date exceeds the maximum allowable number of business, an error message will appear.

- Log in to iMP System Admin and open a test user profile
- In the "User Account Details" for the test profile, go to "Roles/Privileges"
- Select the checkbox next to the privilege "Edit Loan Application Date", if not already checked.
- Click Save.
- Navigate: General Settings > General Settings
- Set the configuration "Display question "Have wholesale disclosures been issued?"on import" to "True"
- Set the value for "TPO Application Date Update" to {30,0}
- Log out of iMP System Admin
- Log in to oPOS (TPO)
- Click on "+New" in the white header to create a new loan.
- Click on "Import 3.2/3.4"
- VERIFY: A new modal opens with the header "Create a New Loan from Import" with the following order of fields
- "Have wholesale disclosures been Issued?"
- "Have 6 pieces of information been collected with this loan application?"
- "Application Date"
- "Loan Purpose"
- "Select a FNM 3.2 or MISMO 3.4 file. A new loan will be created from the file."
- The "Choose File" button under "Select a FNM 3.2 or MISMO 3.4 file. A new loan will be created from the file." field is disabled.
- The "Import" button at the bottom of the Import 3.2/3.4 modal is disabled.
- VERIFY: A new modal opens with the header "Create a New Loan from Import" with the following order of fields
- Select "Yes" in the radio buttons next to the field "Have wholesale disclosures been Issued?"
- Select "Yes" in the radio buttons next to the field "Have 6 pieces of information been collected with this loan application?"
- VERIFY: The Application Date field is enabled
- Enter a date within the Application Date field that is greater than 30 business days in the past.
- VERIFY: The following error message is displayed: "If disclosed, Application Date must be within 30 business days in the past."
- Enter a date within the Application Date field that is within the past 30 business days
- VERIFY: NO Error message is displayed
- From the dropdown next to "Loan Purpose" field, Select "Purchase"
- VERIFY: The "Choose File" button under "Select a FNM 3.2 or MISMO 3.4 file. A new loan will be created from the file." field is enabled.
- Click on the "Choose File" button and successfully upload a valid .fnm file.
- VERIFY: The "Import" button at the bottom of the Import 3.2/3.4 modal is enabled.
- Select "Import"
- On the following "Assign a Loan Officer and Processor" modal, assign a Loan Officer and Loan Processor that is licensed in the Subject Property State from the uploaded .FNM file.
- Click on "Create Loan"
- After the Loan is imported, a "Loan Successfully Imported" modal appears. Click on "Close".
- VERIFY: The Loan App Date field is auto-populated with the date entered in the "Application Date" field on the Import 3.2/3.4 modal.
- VERIFY: The Loan App Date field in the Contextual bar is editable.
- In the Contextual bar, enter a Loan App Date that is in the future and click "Save".
- VERIFY: The following Error message is displayed above the Loan App Date field: "Loan App Date must be within 30 business days in the past"
- VERIFY: The Loan App Date field is repopulated with the date entered in the "Application Date" field on the Import 3.2/3.4 modal.
- Enter a Loan App Datethat is greater than 30 business days in the past and click "Save".
- VERIFY: The following Error message is displayed above the Loan App Date field: "Loan App Date must be within 30 business days in the past"
- Enter a date within the Application Date field that is within the previous 30 business days.
- VERIFY: NO Error message is displayed.
- Work on the loan application until the status is "App Completed".
- Click on the Disclosures breadcrumb navigation.
- VERIFY: the following field are displayed under the "Disclosure Status" section of the Disclosures UI set to "Yes": “Have wholesale disclosures been issued? *
- VERIFY: The following text is displayed under the "Please attach the signed initial disclosures by clicking the "Upload" button below. You may also attach the signed disclosures on Submit Task page." and the "Submit task" text within this message is a link.
- Click on "Submit Task"
- VERIFY: The "Submit" UI breadcrumb navigation page is opened
- Go back to the Disclosures UI
- VERIFY: the radio buttons next to "Have wholesale disclosures been Issued? *" field are auto populated to "Yes"
- Enter an ITP Date that is in the future and click "Save".
- VERIFY: The Following Error Message is Displayed under the ITP Date field: "A Valid ITP date can be today or a prior date."
- Enter today's date in the ITP date field and click "Save".
- VERIFY: No error message is displayed under the ITP Date field.
- Repeat step #28 with a date in the past
- VERIFY: No error message is displayed under the ITP Date field.
- VERIFY: No error message is displayed under the ITP Date field.
- Go to Mega Menu > Tools >Loan Participants
- VERIFY: The valid ITP Date entered and Saved on the Disclosures UI is displayed in the ITP column for all the borrowers in the Borrower Information Section.
- Go back to the Disclosure UI and select "No" for the "Have wholesale disclosures been Issued?" question.
- VERIFY: The "ITP Date" under the "Have wholesale disclosures been Issued?" question is hidden and the "Requested Disclosures" button at the bottom of the Disclosures UI is disabled.
- Select "Yes" for the "Have wholesale disclosures been Issued?" question again.
- VERIFY: The populated "ITP Date" under the "Have wholesale disclosures been Issued?" question reappears and the "Requested Disclosures" button at the bottom of the Disclosures UI is disabled again.
- Select "No" for the "Have wholesale disclosures been Issued?" question again.
- Click "Save".
- Go to Mega Menu > Tools >Loan Participants
- VERIFY: The valid ITP Date entered and Saved on the Disclosures UI is cleared in the ITP column for all the borrowers in the Borrower Information Section.
- Repeat steps #8-35 with a refinance loan
Use Case 2: "Display question "Have Disclosures been Issued?" = "True" AND "TPO Lock Status to disable" to {0,Y}
- Log in to iMP System Admin and open a test user profile
- In the "User Account Details" for the test profile, go to "Roles/Privileges"

- Click Save
- Navigate: General Settings > General Settings

- From the dropdown next to "Loan Purpose" field, Select "Purchase"
- Click on the "Choose File" button and successfully upload a valid .fnm file.
- Click on the "Import" button
- On the "Assign a Loan Officer and Processor" modal, assign a Loan Officer and Loan Processor that is licensed in the Subject Property State from the uploaded .FNM file.
- Click on "Create Loan".
- After the Loan is imported, a "Loan Successfully Imported" modal appears. Click on "Close".

- Wait for a day to pass. For example, if the loan was imported on the 10/20/2021, wait until 10/21/2021.

- Enter a Loan App Date in the future and click "Save"
- VERIFY: the Loan App date has a Red highlight around it with the following error message displayed above it "Lender only allows the Loan App Date to be updated to today."
- Click anywhere else on the screen.
- VERIFY: The red highlight and the error message clears.
- VERIFY: the Loan App Date field repopulates to the original loan date
- Enter a Loan App Date in the past that is not the original loan date and click "Save"
- VERIFY: the Loan App date has a Red highlight around it with the following error message displayed above it "Lender only allows the Loan App Date to be updated to today."
- Click anywhere else on the screen.
- VERIFY: The red highlight and the error message clears.
- VERIFY: the Loan App Date field repopulates to the original loan date
- Enter today's date.
- VERIFY: No error message appears.

- VERIFY: The populated "ITP Date" under the "Have wholesale disclosures been Issued?" question reappears and the "Requested Disclosures" button at the bottom of the Disclosures UI is enabled again.
- Select "No" for the "Have wholesale disclosures been Issued?" question again.
- Click "Save"
- Go to Mega Menu > Tools > Disclosure Tracking.
- VERIFY: The ITP Date values for all borrowers are cleared.
- Go to Mega Menu > Tools >Loan Participants
- VERIFY: The valid ITP Date entered and Saved on the Disclosures UI is CLEARED in the ITP column for all the borrowers in the Borrower Information Section.
- Repeat steps #10-40 for a refinance loan
Use Case 4: "Display question "Have wholesale disclosures been Issued?" = "False" AND "TPO Lock Status to disable" to {0,0}
- Log in to iMP System Admin and open a test user profile
- In the "User Account Details" for the test profile, go to "Roles/Privileges"
- Select the checkbox next to the privilege "Edit Loan Application Date", if not already checked.
- Click Save.
- Navigate: General Settings > General Settings
- Set the configuration "Display question "Have wholesale disclosures been issued?" on import" to "False"
- Set the value for "TPO Application Date Update" to {3,0}
- Log out of iMP System Admin
- Log in to oPOS (TPO)
- Click on "+New" in the white header to create a new loan.
- Click on "Import 3.2/3.4"
- VERIFY: the following question does not appear in the import modal window: “Have wholesale disclosures been issued?”
- Select "Yes" in the radio buttons next to the field "Have 6 pieces of information been collected with this loan application?"
- VERIFY: The Application Date field is populated to today and disabled/un-editable.
- From the dropdown next to "Loan Purpose" field, Select "Purchase"
- Click on the "Choose File" button and successfully upload a valid .fnm file.
- Click on the "Import".
- On the "Assign a Loan Officer and Processor" modal, assign a Loan Officer and Loan Processor that is licensed in the Subject Property State from the uploaded .FNM file.
- Click on "Create Loan".
- After the Loan is imported, a "Loan Successfully Imported" modal appears. Click on "Close".

- Repeat steps #10-24 with a refinance loan
Use Case 5.1 - "TPO Lock Status to disable" = "Not Locked"
- Log in to iMP System Admin and open a test user profile
- In the "User Account Details" for the test profile, go to "Roles/Privileges"
- Select the checkbox next to the privilege "Edit Loan Application Date", if not already checked.
- Click Save.
- Navigate: General Settings > General Settings
- Set the configuration "TPO Lock Status to disable" to "Not Locked"
- Set the value for "TPO Application Date Update" to {3,0}
- Log out of iMP System Admin and log in to oPOS (TPO)
- Create a new Purchase Loan.
- Enter 6 Pieces and Save the Loan.
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Apply a Loan Product and Save the Loan.
- Go to the Mega menu > Locking and Adjustments
- VERIFY: The Lock Status is "Not Locked".
- VERIFY:The Loan App Date field in the contextual bar is Locked/un-editable.
- Click on the "Submit Lock Request" on the "Locking and Adjustments" screen.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Request Pending".
- VERIFY: The Loan App Date field in the contextual bar is now unlocked and editable.
- Close the Loan.
- Repeat steps #9-14 for a refinance loan
Use Case 5.2 - "TPO Lock Status to disable" = "Lock Requested"
- Set the configuration "TPO Lock Status to disable" to "Lock Requested"
- Log out of iMP System Admin and log in to oPOS (TPO)
- Create a new Purchase Loan.
- Enter 6 Pieces and Save the Loan.
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Apply a Loan Product and Save the Loan.
- Go to the Mega Menu > Locking and Adjustments
- Click on the "Submit Lock Request" on the "Locking and Adjustments" screen.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Request Pending".
- VERIFY: The Loan App Date field in the contextual bar is Locked/un-editable
- Close the Loan.
- Copy the CV Loan number for your loan
- Login to OptimalBlue.com using the right credentials for your Loan Officer.
- On the Home Page, Click on the button "Optimal Lender".
- Paste the CV Loan number in the Search Text field and click on "Filter Queue.
- Once your loan is populated in the search result, click on the "Select" link/button under the Edit Column header to the extreme right of the search results.
- Within the icons that appear below the loan result, click on the 3rd icon from right with the number 2 pasted on a page.
- On the secondary Option page that opens, click the "Accept Lock" button under the Loan Status.
- Log out of OB.
- Log in back to the loan.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Locked".
- VERIFY: The Loan App Date field in the contextual bar is now unlocked and editable.
Use Case 5.3 - "TPO Lock Status to disable" = "Locked"
- Set the configuration "TPO Lock Status to disable" to "Locked"
- Log out of iMP System Admin and log in to oPOS (TPO)
- Create a new Purchase Loan.
- Enter 6 Pieces and Save the Loan.
- Apply a Loan Product and Save the Loan.
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Go to the Mega menu > Locking and Adjustments.
- Click on the "Submit Lock Request" on the "Locking and Adjustments" screen.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Request Pending".
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Close the Loan.
- Copy the CV Loan number for your loan
- Login to OptimalBlue.com using the right credentials for your Loan Officer.
- On the Home Page, Click on the button "Optimal Lender".
- Paste the CV Loan number in the Search Text field and click on "Filter Queue.
- Once your loan is populated in the search result, click on the "Select" link/button under the Edit Column header to the extreme right of the search results.
- Within the icons that appear below the loan result, click on the 3rd icon from right with the number 2 pasted on a page.
- On the 2ndary Option page that opens, click the "Accept Lock" button under the Loan Status.
- Log out of OB.
- Login back to the loan.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Locked".
- VERIFY: The Loan App Date field in the contextual bar is now locked and un-editable.
Use Case 5.4 - "TPO Lock Status to disable" = "Lock Denied"
- Set the configuration "TPO Lock Status to disable" to "Lock Denied"
- Log out of iMP System Admin and log in to oPOS (TPO)
- Create a new Purchase Loan.
- Enter 6 Pieces and Save the loan
- Apply a Loan Product and Save the Loan.
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Go to the Mega menu > Locking and Adjustments.
- Click on the "Submit Lock Request" on the "Locking and Adjustments" screen.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Request Pending".
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Close the Loan.
- Copy the CV Loan number for your loan
- Login to OptimalBlue.com using the right credentials for your Loan Officer.
- On the Home Page, Click on the button "Optimal Lender".
- Paste the CV Loan number in the Search Text field and click on "Filter Queue.
- Once your loan is populated in the search result, click on the "Select" link/button under the Edit Column header to the extreme right of the search results.
- Within the icons that appear below the loan result, click on the 3rd icon from right with the number 2 pasted on a page.
- On the secondary Option page that opens, click the "Reject Lock" button under the Loan Status.
- Log out of OB.
- Login back to the loan.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Rejected".
- VERIFY: The Loan App Date field in the contextual bar is now locked and un-editable.
Use Case 5.5 - "TPO Lock Status to disable" = "Lock Denied"
- Set the configuration "TPO Lock Status to disable" to "Lock Denied"
- Log out of iMP System Admin and log in to oPOS (TPO)
- Create a new Purchase Loan
- Enter 6 Pieces and Save the loan
- Apply a Loan Product and Save the Loan.
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Go to the Mega menu > Locking and Adjustments.
- Click on the "Submit Lock Request" on the "Locking and Adjustments" screen.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Request Pending".
- VERIFY: The Loan App Date field in the contextual bar is editable.
- Close the Loan.

- Once your loan is populated in the search result, click on the "Select" link/button under the Edit Column header to the extreme right of the search results.
- Within the icons that appear below the loan result, click on the 3rd icon from right with the number 2 pasted on a page.
- On the secondary Option page that opens, click the "Accept Lock" button under the Loan Status.
- Now, On the same secondary Option page that opens, click the "Cancel Lock" button under the Loan Status.
- Log out of Optimal Blue
- Login back to the loan.
- VERIFY: The Lock Status on the Locking and Adjustment screen is "Lock Cancelled."
- VERIFY: The Loan App Date field in the contextual bar is now locked and un-editable.
