Overview
Release 6.1.1000 includes the following changes to the Closing Costs Details page:
- this page now includes a Total Paid - Per Line column that is used to indicate the total amount for a fee line item across all parties (Borrower, Seller, Other)
- new system logic has been introduced to determine how fee amounts are re-allocated when they are updated
- the previously-existing Calculate Fees toggle switch has been removed and is now set by default to 'On' for all users
- unique fees that have already been added will no longer appear in the list of selectable options when adding a new fee. If no fees are available to add, a modal window will now appear.
- each fee line item on this page now displays the corresponding HUD Line # that will be exported to the LOS
- (TPO ONLY) when a fee is not configured to be editable by a user, the system will now allow users to edit the Paid By distribution fields without changing the total fee amount. The Paid By fields will automatically re-calculate the fee allocation when a user changes the amount in any of the Paid By fields on this page.

Total Paid Per Line Column
This new column added to the "Closing Costs Details" page displays the total fee amount for each line item in the table.

Fee Update Logic
When a user updates fees on a loan and the amount of a fee on this page is increased or decreased, the system will now use the following logic to determine how the difference between the new and old fee amounts should be allocated by default:
- If a fee increases, the difference will automatically be assigned to the Borrower Paid - At Closing column
- If a fee decreases, the difference will automatically be subtracted from the Borrower Paid - At Closing column.
- If the difference is greater than the amount in that column, the remainder will then be subtracted from the Other Paid column, and then the Seller Paid column.

Calculate Fees Toggle Switch Removed
The Calculate Fees toggle switch no longer appears on the "Closing Costs Details" page. This setting is now controlled by the system and is configured by default to be 'On' for all users.

No Fees Available to be Added
If all of the available fees for a particular section have already been added, the following modal window will appear when users attempt to add an additional fee.

Display HUD Line #
The corresponding HUD Line # for each fee now appears on the left portion of individual line items on the "Closing Costs Details" page

Paid By Field Calculations (TPO Only)
Users can now change the amounts in the Paid By fee distribution fields for an individual fee even when the fee is not configured to be editable by users. This means that users can re-allocate some or all of a fee without affecting the fee total. These fields have been updated to re-calculate automatically when users edit them, so users do not need to subtract from one column when entering the amount for another.

Acceptance Criteria
Use Case #1: Closing Costs Details/Fees UI
- Log in to oPOS (Retail or TPO)
- Create a new loan application
- Navigate to the "Closing Costs Details" page
- VERIFY: the Total Fee Amount column appears to the right of the existing Other Paid - Before Closing column
- VERIFY: the "Borrower Paid" (At/Before Closing), "Seller Paid" (At/Before Closing) and "Other" (At/Before Closing) column headers are aligned above the expected columns
- Select Add a fee and choose a fee to add
- Enter a value of '$200' in the Borrower Paid - At Closing column
- VERIFY: the amount in the Total Fee Amount column is auto populated with $200
- Enter a value of '$100' in the Seller Paid - Before Closing column
- VERIFY: the amount in the Total Fee Amount column is updated to $300
- Enter a value of '$100' in the Other Paid - At Closing column
- VERIFY: the amount in the Total Fee Amount column is updated to $400
Use Case #2: Paid By Field Calculations
Prerequisites:
- Configure some standard and state specific fees to have the "Editable by User" configuration set to "Yes" and others set to "No"
Testing Process:
- Log in to oPOS (TPO)
- Create and complete a new loan application
- Shop for rates and apply a loan product
- Navigate to the "Closing Costs Details" page
- VERIFY: all fees that have 'Editable by User' configured to 'No' show the Paid By fields as editable while the Total Fee amount field is disabled
- VERIFY: all fees that have 'Editable by User' configured to 'Yes' are displayed in Edit mode
- For a fee with 'Editable by User' configured to 'No,' re-allocate a portion of the total fee to a different Paid By field on that line item.
- VERIFY: the fee subtotal in the column the amount was removed from is updated to {Total Fee - amount added to the other "Paid By" field)
- Delete the added amount to the "Paid By" field
- VERIFY: the fee subtotal returns to its original value pre-step #7
- Log in to oPOS (Retail or TPO)
- Start a New Loan App (Online Borrower)
- Enter RESPA (6 pieces of information)
- Shop for Rates
- Apply for a Loan Product
- Navigate to the "Closing Costs Details" page
- Edit a fee added by the fee engine to modify the total fee amount
- Click on the padlock icon to be "Unlocked"
- Save
- Navigate to the Loan Details page
- Click on "Update Fees" and complete a fee update
- Navigate to the "Closing Costs Details" page
- VERIFY: the fee you modified has the original total fee amount consumed from the pricing engine
- Edit the same fee previously modified
- Click on the padlock icon to be "Locked" (if not already locked)
- Save
- Navigate to the Loan Details page
- Click on "Update Fees" and complete a fee update
- Navigate to the "Closing Costs Details" page
- VERIFY: the modified fee has not reverted to its original value
- Edit this fee to be a split fee
- Click on the padlock icon to be "Unlocked"
- Save
- Navigate to Loan Details
- Click on "Update Fees" and complete a fee update
- Navigate to the Closing Costs screen
- VERIFY: the modified fee remains split as modified
- Work with the fee engine to update the modified fee to be greater than the existing total fee amount
- Open the loan again in oPOS (Retail or TPO)
- Navigate to Loan Details
- Click "Update Fees" and complete a fee update
- Navigate to the Closing Costs screen
- VERIFY: the modified fee has been updated to show the new total amount but has persisted the split fee
- Work in the pricing engine to update the modified fee to be less than the existing total fee amount
- Navigate back to Loan Center
- Navigate to Loan Details
- Click "Update Fees" and complete a fee update
- Navigate to the Closing Costs screen
- VERIFY: the modified fee has been updated to show the new total amount but persisted the split fee
Use Case #4: Add Fee Options
Prerequisites:
- Configure different fees in Fee Manager to have various fees in the different sections (Config = "CD Section")
- Configure different fees in Fee Manager to have 'Must be Unique' set to Yes or No
- Configure all fees in one section to have 'Must be Unique' set to Yes
Testing Process:
- Log in to oPOS (Retail or TPO)
- Start a New Loan Application
- Complete the Loan Application and Run Credit
- Shop for Rates
- Apply for a Loan Product
- Navigate to the Closing Costs page
- VERIFY: the "Calculated Fees" toggle switch is hidden
- Select Add a fee in a section that has available fees to be added
- Add one of the fees with 'Must be Unique' set to 'Yes'
- Select Add a fee again
- VERIFY: fee added in step #9 no longer appears in the list of available fees
- Add each of the fees in the section where all fees have been configured to have 'Must be Unique' set to 'Yes'
- Select Add a fee
- VERIFY: modal window appears with notice that there are no available fees
Use Case #5: CCD Updates & Exposure of HUD Line # (Encompass)
Prerequisites:
- LOS = Encompass
- Configure at least one standard fee that will be included on the test loan as follows: "This is an APR fee" = "Yes"
Testing Process:
- Log in to oPOS (Retail or TPO)
- Start a New Loan Application
- Complete the Loan Application (App Completed)
- Shop for Rates
- Apply for a Loan Product
- Navigate to the Closing Costs Details page
- Verify: the "+ add a fee" link is displayed in each section header
- Click on the "+ add a fee" link in one of the section headers
- Verify: a new row in that section is added to add a new fee
- Verify: the "Total Fee Amount" value is displayed in black font
- Hover over the "Total Fee Amount" field
- Verify: a tool tip is Not displayed
- Verify: each fee shows a HUD Line # in the first column
- if the fee has the APR indicator, then the HUD Line # will display below the APR indicator and centered.
- If the fee does Not have the APR indicator, then the HUD Line # will display centered in the column.
- Sign In to Encompass
- Open your Loan Application
- Open the "2015 Itemization" form
- Click on the 'arrow' icon to the left of the fee you are going to view the HUD Line # on
- Verify: the HUD Line # matches what is displayed on the Closing Costs page in Loan Center
Prerequisites:
- LOS = MISMO
- Configure at least one standard fee that will be included on the test loan as follows: "This is an APR fee" = "Yes"
Testing Process:
- Log in to oPOS (Retail or TPO)
- Start a New Loan Application
- Complete the Loan Application (App Completed)
- Shop for Rates
- Apply for a Loan Product
- Navigate to the Closing Costs page
- Verify: the "+ add a fee" link is displayed in each section header
- Click on the "+ add a fee" link in one of the section headers
- Verify: a new row in that section is added to add a new fee
- Verify: the "Total Fee Amount" value is displayed in black font
- Hover over the "Total Fee Amount" field
- Verify: a tool tip is Not displayed
- Verify: each fee shows a HUD Line # in the first column

- Take a screen shot of the CCD page with the fee HUD Line #'s
- Sign Out of Loan Center
- Sign In to Loan Center with an Admin User Account
- Click on the 'Admin' dropdown in the top section header
- Click on the 'Standard Fees' link
- Click the 'Edit' icon on the fee you want to verify the HUD Line #
- Find the "HUD Line Export ID' field in the Standard Fees Configurations flyout
- Verify: the HUD Line # matches what is displayed on the Closing Costs page in Loan Center
