Overview
Release 6.1.1000 includes the following changes to the Appraisal Center in oPOS:
- new system logic has been added to ensure that an Appraisal cannot be ordered before the ITP date is set. However, lenders can configure the system to allow TPO users to order an appraisal before receiving the ITP date when the Appraisal Fee is set to be 'Broker Paid' on the "Closing Costs Details" page.
- the Paid By field in the Appraisal Center is now automatically populated based on the party indicated to pay the fee on the "Closing Costs Details" page
- the contact fields under the Who Should the Appraiser Contact section can now be edited from the Appraisal Center after an appraisal has been ordered.

Configurations
Lenders can determine whether TPO users should be able to order an appraisal before receiving the ITP date using the following configuration in iMP System Admin:
- "Appraisal.EnableOrderAppraisalWhenBrokerPaid"
This configuration uses the following values:
- "True" - when set to True, TPO users will be able to order an appraisal before receiving the ITP date, but only when they indicate on the "Closing Costs Details" page that the Appraisal Fee will be paid by the broker
- "False" - when set to False, all users (Retail and TPO) will only be able to order an appraisal after receiving the ITP date, regardless of which party is going to pay the Appraisal Fee.

Acceptance Criteria
Use Case #1: System Admin - Configurations
- Sign in to iMP System Admin with Admin Credentials
- Click on "Configuration"
- Click on "Configuration - Environment"
- Verify: "Appraisal.EnableOrderAppraisalWhenBrokerPaid" configuration is listed
- Hover over the "Appraisal.EnableOrderAppraisalWhenBrokerPaid" configuration
- Verify: a tool tip is displayed with the message
- Tool Tip message: "Setting to "False" will enable the Order Appraisal button when the ITP Date has been set. Setting to "True" will enable the Order Appraisal button when the ITP Date has been set OR the Appraisal Fee on the CCD screen is set to be Paid by Broker (100%)."
- Environment = oPOS (TPO)
- Appraisal.EnableOrderAppraisalWhenBrokerPaid configuration = False
Testing Process:
- Log in to oPOS (TPO) as a Broker
- Start a New Loan Application
- Complete the Loan App (Green Checkmark on all Loan App tabs).
- Shop for Rates
- Apply for a Loan Product
- Navigate to the "Fees" screen
- Update the "Appraisal Fee" to be 100% paid by Broker
- Verify: the "Appraisal" tab in the Breadcrumb Navigation is disabled
- Run AUS
- Request Initial Disclosures
- Send the SecureLink to "Sign Initial Disclosures"
- Close out of the Loan in Loan Center (Navigate to the Pipeline)
- Open the "Sign Initial Disclosures" SecureLink
- Activate the Borrower's Account and Sign In
- eSign the Initial Disclosure Package
- Sign Out of cPOS
- Open your Loan in Loan Center
- Verify: the "Appraisal" tab in the Breadcrumb Navigation is enabled
- Navigate to the Appraisal screen
- Click on the "Order New Appraisal" link
- Complete the required fields
- Verify: the "Order Appraisal" button is enabled
- Environment = oPOS (TPO)
- Appraisal.EnableOrderAppraisalWhenBrokerPaid configuration = True
Testing Process:
- Log in to oPOS as a Broker
- Start a New Loan Application
- Complete the Loan App (Green Checkmark on all Loan App tabs)
- Shop for Rates
- Apply for a Loan Product
- Navigate to the "Fees" screen
- Update the "Appraisal Fee" to be 100% paid by Broker
- Verify: the "Appraisal" tab in the Breadcrumb Navigation is enabled
- Navigate to the Appraisal screen
- Click on the "Order New Appraisal" link
- Verify that the [credit card] option is available in the "Payment Method" field when "Paid By" = Broker
- Verify the payee name information, "First Name on Card" and "Last Name on Card" fields, does not display borrower first and last name (should be cleared/null)
- Complete the remaining required fields for ordering an appraisal
- Verify: the "Order Appraisal" button is enabled
Use Case #4: oPOS (Retail or TPO) Mapping Default Paid By Values from CCD (Borrower Paid)
Prerequisites:
- Environment = oPOS (Retail or TPO)
Testing Process:
- Login to oPOS (Retail or TPO) and create a new purchase application with an accepted offer (online borrower)
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Cost Details' screen'
- Verify the appraisal fee reflects paid by Borrower
- Create initial disclosures (do not sign) and send SecureLink
- Save the loan and log out of oPOS
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- VERIFY: task no longer displays for borrower as eSign is complete
- Log out of cPOS
- Log back into oPOS and pull up the loan
- Navigate to the 'Appraisal Center' UI
- Validate there was no appraisal previously ordered (order status = None)
- Click on 'Order New Appraisal'
- Verify the "Paid By" field is auto-populated with Borrower
Use Case #5: oPOS (TPO) Mapping Default Paid By Values from CCD (Borrower Paid)
- Login to oPOS (TPO) and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Create initial disclosures
- Navigate to 'Closing Costs Details' screen and add/update appraisal fee with Paid By = Broker
- Navigate to the 'Appraisal Center' UI
- Validate there was no appraisal previously ordered (order status = None)
- Click on the 'Order New Appraisal'
- VERIFY: the "Paid By" field is auto-populated with Broker
- Login to oPOS (TPO) and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to 'Closing Costs Details' screen and add/update appraisal fee with Paid By = Broker
- Navigate to the 'Appraisal Center' UI
- Place the appraisal order with the defaulted "Paid By" = Broker
- VERIFY: Appraisal order status = something other than None or Cancelled
- Navigate to the 'Closing Costs Details' screen and add/update appraisal fee with Paid By = Borrower
- Navigate back to the 'Appraisal Center'
- VERIFY: the associated appraisal (already ordered) "Paid By" field is NOT updated to Borrower
- Should remain "Paid By" Broker
Use Case #7: oPOS (Retail or TPO) Mapping Default Appraisal Center "Paid By" value from CCD (Seller Paid)
- Login to oPOS (Retail or TPO) and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Cost Details' screen'
- Update the appraisal fee to reflect paid by Seller
- Create initial disclosures (do not sign) and send SecureLink
- Save the loan and log out of oPOS
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- Logout of cPOS
- Log back into oPOS and pull up the loan
- Navigate to the 'Appraisal Center' UI
- VERIFY: there was no appraisal previously ordered (order status = None)
- Click on 'Order New Appraisal'
- Verify the "Paid By" field is auto-populated with Seller
- Login to oPOS and create a new purchase application with an accepted offer (online borrower)
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Create initial disclosures (do no sign) and send SecureLink
- Navigate to the 'Closing Cost Details' screen
- Verify the appraisal fee reflects paid by Seller
- Save the loan and log out of LC
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- Logout of cPOS
- Log back into oPOS and pull up the loan
- Navigate to the 'Appraisal Center' UI
- Place the appraisal order with the defaulted "Paid By" = Seller
- VERIFY: Appraisal order status = something other than None or Cancelled (e.g., In Progress, etc)
- Navigate back to the Closing Costs screen and update associated appraisal fee to be paid by Borrower
- Navigate back to the Appraisal Center
- Verify the associated appraisal (already ordered) "Paid By" field remained Seller
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Cost Details' screen'
- Update the appraisal fee to reflect paid by Lender (any Lender type)
- Create initial disclosures (do not sign) and send SecureLink
- Save the loan and log out of oPOS
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- Logout of cPOS
- Log back into LC and pull up the loan
- Navigate to the 'Appraisal Center' UI
- Validate there was no appraisal previously ordered (order status = None)
- Click on 'Order New Appraisal'
- Verify the "Paid By" field is auto-populated with Loan Officer
- Loan Officer should be displayed for all Lender type names in the CCD paid by column
Use Case #10: oPOS (TPO) Order Appraisal Button - No Validation (Pre-LOD, No ITP Date, Appraisal = Broker Paid)
- Login to oPOS (TPO) and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- Update the appraisal fee to reflect paid by Broker
- Navigate to the 'Appraisal Center' UI and start a new appraisal order
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- VERIFY: the appraisal request submits successfully without any error/validation message
- Environment = TPO
- Set LOD at Loan Submission
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- Update the appraisal fee to reflect paid by Broker
- Navigate to 'Appraisal Center' and start a new appraisal order
- Update the "Paid By" field to Seller, Borrower, or Loan Officer
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- Verify the following error/validation message displays:
- Appraisal cannot be requested prior to Borrower Intent to Proceed unless request is paid by "Broker".
- Environment = TPO
- Set LOD at Loan Submission
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- Update the appraisal fee to reflect paid by Seller
- Navigate back to 'Loan Details' and request initial disclosures and send SecureLink (online borrower)
- Save the loan and log out of oPOS
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- Logout of cPOS
- Log back into oPOS and pull up the loan
- Navigate to the Appraisal Center and start a new appraisal order
- VERIFY: the "Paid By" field is auto-populated with Seller
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- VERIFY: the appraisal request submits without displaying a validation/error message
Use Case #13: oPOS (TPO) Order Appraisal Button - Paid By Validation (Pre-LOD, ITP Date Present)
- Environment = TPO
- Set LOD at Loan Submission
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- VERIFY: the appraisal fee reflects paid by Borrower
- Navigate back to 'Loan Details' and request initial disclosures and send SecureLink (online borrower)
- Save the loan and log out of oPOS
- Via the SecureLink hyperlink, navigate to cPOS
- Activate the account and sign in (agree to eConsent, if needed)
- Complete the eSign Disclosures task
- Logout of cPOS
- Log back into LC and pull up the loan
- Navigate to the Appraisal Center and start a new appraisal order
- Update the "Paid By" field from Borrower to Broker (Broker is paying for appraisal)
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- VERIFY: the following validation message is displayed
- "Paid By" value entered does not match value in the Closing Cost date. Please update the Closing Cost UI
Use Case #14: oPOS (Retail or TPO) Order Appraisal Button - No Validation (Post-LOD)
- Environment = Retail or TPO
- Set LOD for both Retail and TPO at Disclosures Created
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- Verify the appraisal fee reflects paid by Borrower
- Update the appraisal fee to reflect paid by Broker
- Navigate back to 'Loan Details' and request initial disclosures being created
- Navigate to the Appraisal Center and start a new appraisal order
- Update the "Paid By" field from Broker to Seller (Seller is paying for appraisal)
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- VERIFY: the appraisal request submits without displaying a validation/error message
Use Case #15: oPOS (Retail): Order Appraisal Button - No ITP Date Validation (Pre-LOD, No ITP Date)
- Environment = Retail
- Login to oPOS and create a new purchase application with an accepted offer
- Complete loan application (all tabs should have green checkmark)
- On 'Loan Details' page, click 'Shop for Rates'
- Apply product/pricing to the loan
- Navigate to the 'Closing Costs Details' screen
- Update the appraisal fee to reflect paid by Seller
- Navigate to the 'Appraisal Center' UI and start a new appraisal order
- After filling out any missing values in required fields, click the 'Order Appraisal' button
- Verify the following validation message is displayed
- Unable to request Appraisal without Intent to Proceed from borrower
Use Case #16: Editable Contact Fields
- Log in to oPOS (Retail or TPO)
- Create and complete a new loan application (online borrower)
- Shop for rates and apply a loan product
- Run AUS
- Request Disclosures and send to the borrower
- Log out
- Open the disclosures email sent to the borrower in step #16
- Select link in email and activate cPOS account
- Sign initial disclosures
- After eSigning the disclosure package (and capturing the ITP date) user should be directed to the Your Tasks (page)
- VERIFY: Order Appraisal task appears on the Your Tasks page
- Select Begin for the Order Appraisal task
- VERIFY: complete steps to order the appraisal/submit
- Log out as the borrower
- Open the loan in oPOS
- Navigate to the Appraisal Center
- VERIFY: Who Should the Appraiser Contact fields are editable on the main page of the Appraisal Center
